Phase I - Schematic Design
First, you’ll have the opportunity to tell us your wish list. Together we’ll visit the site and discuss your privacy needs, the orientation of the property, and the curb appeal that you want. After we have an idea what you’re looking for, we will prepare design sketches for you to look at and provide feedback on. Depending on the complexity of the design, you will have one, two, or three sketches for you to review. Once we’re all on the same page, we will prepare 1/8” scale color-rendered design sketches of floor plans, elevations, site layout, and the roof plan.
Phase 2 - Preliminary Design
Next we turn those sketches into 3D drawings, which detail floor plans, the roof plan, elevations, exterior 3D perspectives, and a Site Plan that includes hardscape and pool design.
Phase 3 - Design Development
Once the 3D drawings are approved, we’ll design CAD graphic drawings for you to look at. This is your last chance to make changes, so what you approve here is final. Like the 3D drawings, the CAD graphics include floor plans, the roof plan, elevations, the sight plan, and the foundation plan. Together, we’ll review these very carefully for design translation and final square footage.
Phase 4 - Construction Documents
Once you have approved the Design Development drawings and we’ve approximated a cost for the home, we begin construction drawings. At this point, no more changes can be made to the plan. Alterations during this phase can cause errors and complications, which may be very expensive.
