The Knoll at Black Creek

Setting the Stage for Future Developments at Black Creek

The Knoll, located within the Black Creek community, is a 60-lot subdivision on the southern side of the community in Chattanooga, TN.

Starting in 2016, LaBella’s team worked closely with Black Creek management to continue residential development to the bottom of Aetna Mountain. Inside the subdivision, the project design created 4,500 linear feet of road with an elevation change of 200 feet. 20 acres of land was cleared and mass-graded for the new 60-lot community.

During the two years of permitting and construction, challenges included the general layout of the land due to the steep terrain and the control of stormwater. Stormwater became a consistent challenge both during and after construction due to intense storm events in the region.

A community-wide stormwater study was completed in conjunction with the development of The Knoll project. The study included analysis of existing stormwater facilities throughout the Black Creek community and retrofitting an existing dry detention basin to a green infrastructure practice, providing treatment for the new and existing development.

Additionally, the River Gorge Drive extension project was initiated to allow access to The Knoll development and to the top of the mountain.

Utility Expansion

Water Pump Station

Discreetly designed to blend in with the residential properties, the extension of River Gorge Drive allowed for the construction of the main utility booster pump station that supplies water to the top of the mountain. LaBella supported Tennessee American Water with site design features for a 600-psi booster pump station. The booster pump station will ultimately support 1,000 residential homes and a fire station at the top of the mountain.
